You will be provided with a Reservation Guide that has all the information you need regarding your new home. It is at this point you sign your Reservation Agreement and pay the reservation fee which varies from site to site but is deductible from your purchase price.
For Shared Ownership properties the deposit is normally £350.
If you're purchasing one of our private sale homes, the deposit will be between £1,000 and £5,000 depending on the location and value of the home.
Your Solicitor will take care of the legal side of the transaction on your behalf. Let your Solicitor know of the reservation period, which is usually 42 days. If you are selling a property, your solicitor will need to apply for title deeds, which can take up to three weeks.
Once you’ve completed the forms, send them back to your lender and tell your Solicitor, and your FABRICA representative, that you’ve accepted your mortgage offer.
It is at this point that the buyer and seller are legally bound by the terms of the contract. Your FABRICA representative will keep you updated and talk you through everything you need to know about your new home. Now is the time you pay the deposit, which is 10% of the purchase price for private sale and also 10% for Shared Ownership homes, however for Shared Ownership, you only pay the deposit on the percentage share you are buying.
Once your home has been checked and inspected by our New Homes team, to ensure our skilfully produced standards have been met, you will be invited to attend a Home Demonstration where we'll show you around your new home and how to use and care for it.
Notice to Complete will be served from our Solicitor to your Solicitor approximately 10 business days before completion. At this time, we recommend that you confirm with your bank that funds can be released to your Solicitors. If you are buying with a mortgage, your Solicitors will request funds from your lender in readiness for completion. Once notice has been served you will also have the opportunity to carry out a pre–completion inspection of your new home to pick up any snagging of defect issues.
